Homes are being lost in foreclosure all over
Texas and the Nation. As a Real Estate Professional, are you prepared to
offer accurate advise to a client who tells you that they lost their job
six months ago and they are three months behind on their house payments?
They want you, the local real estate expert, to answer their questions
about foreclosure. Are you ready for that call? Foreclosure is a real
estate transaction that most real estate professionals are not familiar
with. Yet, they are some of the first professionals a homeowner will
call for assistance.
Randy Gool earned his Texas Real Estate License in 1978. Randy has been
working in the Central Texas Foreclosure Market since 1992. During this
period Randy has purchased many single family homes, commercial
properties, and land. In addition, Randy has originated millions of
dollars in private real estate loans to investors.
With
this experience, Randy has created a Four Hour Elective Credit MCE class
designed specifically for Texas Real Estate Professionals. Whether you
want to do a loan modification, short sale, or just need to answer you
client’s questions about foreclosure, this is a class you must attend.
This is not a “how to buy foreclosures” class. This class is designed to
give you an understanding of the foreclosure process so you can advise
your clients accurately.
Recently, a homeowner attended the foreclosure auction. He had a
waterfront home on Lake Travis that was under contract but it was not
scheduled to close until a few weeks after the auction. His Real Estate
Agent told him to come to the auction and pass out a letter asking
everyone not to bid on his property. The agent had told him that if no
one bid on the property, it would not go back in foreclosure. Is this a
correct statement? If you do not know for sure, then you must attend
this class!
This
class is called The Foreclosure Process in Texas. We begin at the
signing of the note and deed of trust and go through the eviction
process. We talk about what notices the lender must give your client,
when and where the sales are held, who attends these sales, how a lender
bids, how the IRS can get involved, deficiency judgments, what happens
to the excess proceeds from a sale, options to stop the foreclosure, and
much more! In many cases, loosing the home is just the beginning of the
foreclosure nightmare.

classes is a follows: A full refund will be given for written
cancellations received 48 hours prior to the class start time. After
this time period no refunds will be given. For classes that do not have
a (register Now) button, please call the indicated registration number
to make your reservation, arrange payment, and inquire about the refund
policy of that organization.

registration.
